Do you build barndominiums anywhere in Illinois?
Yes. We take on barndominium projects across Illinois, from the collar counties outside Chicago to Rockford, the Quad Cities, Peoria, Bloomington-Normal, Champaign, Springfield, Quincy, the Metro East and Southern Illinois. Inside Chicago and most of Cook County there is very little buildable acreage, so most Chicago-area clients build on land in the collar counties and beyond.
Do you sell barndominium kits, or only full builds?
Both. You can buy a barndominium kit and erect it yourself or with your own crew, buy a dried-in shell and finish the interior, or hand us the whole turnkey build from raw lot to certificate of occupancy. Custom plans are available on their own as well.
What is the difference between a pole barn home, a post-frame home and a steel barndominium?
A pole barn home and a post-frame home are the same building method: wood posts set in or on the ground carry the roof trusses, with girts and purlins between them. A steel barndominium uses a welded or bolted steel frame instead. Both can be finished as a full-time house with a shop bay under the same roof, and we build both.
Who issues the building permit for a barndominium in Illinois?
Illinois does not issue residential building permits. Your city, village or county does, if it has adopted a building code. Since January 1, 2025, any building code a city, village or county adopts in Illinois must regulate structural design at least as strictly as the International Residential Code (20 ILCS 3105/10.18). Where no local building code applies, the Illinois Residential Building Code Act (815 ILCS 670) requires the construction contract for a new home to name the residential code the home will be built to. Chicago has its own Chicago Construction Codes, and unincorporated Cook County has its own Department of Building and Zoning. We confirm which authority covers your parcel before any drawing is finalised.
What Illinois rules apply to every new barndominium home?
Two apply statewide whatever your local code says. The Illinois Energy Conservation Code applies to new homes across the state; the current edition is the 2024 IECC with Illinois amendments, in effect since November 30, 2025 (Capital Development Board). And Illinois law requires passive radon-resistant construction in every new home (Radon Resistant Construction Act, 420 ILCS 52/20). On a rural parcel, a septic system also needs a soil investigation with at least three borings before it can be designed (77 Ill. Adm. Code 905.55), and a new private well needs a permit before drilling starts (77 Ill. Adm. Code 920.130).
Can I build a barndominium on agricultural land in Illinois?
Often, but it depends on the county or municipal zoning that covers the parcel. Agricultural zoning can carry its own rules for a house, such as minimum lot size or road frontage. We check the zoning on your specific parcel as one of the first steps.
How much does a barndominium cost to build in Illinois?
It depends on the size, how finished you want it, the site work your land needs and whether you buy a kit, a shell or a turnkey build. We price every project individually against your plan and your parcel. Our cost guide sets out third-party figures if you want a starting range first.
