Barndominium Services in Illinois

Nine ways to get a barndominium out of your head and onto your land. The real choice is not which building type, it is how much of the work you want to carry yourself. Start there and the rest follows.

How much do you want to take on?

Almost every barndominium conversation starts in the wrong place, with square footage. This is the question that actually sorts the options, and it is worth answering honestly before anyone draws anything.

You build it

Drawings only

We draw the plans and prepare the permit set, and you take it to whichever builder you like. You carry the schedule and the risk, and you keep full control.

We supply, you finish

Kit or shell

The structural kit delivered to your site, erected by you or by us. Common where an owner has trades in the family, or time and a tractor.

We build it

Turnkey

Raw lot to certificate of occupancy under one contract. One schedule, one point of contact, one party answerable when an inspector has a question.

Common to all nine

Every plan is drawn for the county or city you are actually building in

Illinois does not issue residential building permits. Your city, village or county does, if it has adopted a building code, and since January 1, 2025 any code it adopts must regulate structural design at least as strictly as the International Residential Code (20 ILCS 3105/10.18). Where no local code applies, the Illinois Residential Building Code Act (815 ILCS 670) requires the contract for a new home to name the residential code it will be built to. The Illinois Energy Conservation Code applies to new homes across the state, and Illinois law requires passive radon-resistant construction in every new home (420 ILCS 52/20). A set drawn for someone else's county is the wrong set for your parcel, whether you are buying a barndominium kit or a turnkey home.

Already know how much of this you want to hand over? Start there and we will scope the rest.
